Serving Homeowners Across Chapel Hill
Steeper yards can change stair placement and support design; wooded sites demand thoughtful siting and drainage; and an older deck may need a closer look at its framing before any boards are replaced.
Neighborhood names are examples of the broader area served, not a promise that every property falls under Town of Chapel Hill permitting.

Deck Materials and Clear Communication for Chapel Hill Homeowners
Elite Xteriors specializes in decks, and our installers have hands-on experience with Trex, TimberTech, and MoistureShield. Many Chapel Hill homes sit on wooded or sloping lots, where shade, moisture, and falling leaves affect how a deck surface holds up over time. We help you weigh the real tradeoffs between materials: appearance, upkeep, upfront cost, how each product handles your yard’s conditions, and what each manufacturer’s warranty covers. Before crews arrive, we define the project scope and review the construction details with you. During the build, you always know what is happening and what comes next.
In tree-shaded yards, compare wood upkeep with composite/PVC cleaning needs and pay attention to ventilation, drainage and manufacturer-specified clearances.

Building & Development Services: (919) 968-2718 | permits@chapelhillnc.gov | Town Hall, 405 Martin Luther King Jr. Blvd., Chapel Hill, NC 27514. Town inspections can also be requested at (919) 968-2718. The Town says an adult must be on site for its inspections.
Zoning, stream buffers and the site plan are as important as the deck drawing.
The Town of Chapel Hill specifically lists decks, patios and pavers among residential permit projects. Exterior proposals receive zoning review for setbacks, height, impervious surface and land disturbance, with structural plans reviewed for building-code compliance. The Town may accept a clearly drawn site plan for many jobs, but a survey-based site plan is required for defined conditions such as certain Resource Conservation District or stream-buffer impacts, construction within one foot of a setback, or projects close to impervious-surface and disturbance thresholds. Do not assume a stamped survey is required for every single deck.
HOW WE START YOUR DECK PERMIT
Confirm whether the address is governed by Town of Chapel Hill, Orange County or another applicable authority, and assess setbacks, natural features and existing deck conditions.
Submit through Chapel Hill’s Online Permit Center; pay applicable administrative fees and respond to reviewers’ questions.
Prepare the project scope, deck dimensions, structural drawings, site plan and any survey or additional documents that the specific zoning review requires.
Coordinate individual required inspections in the Town permit system and resolve any issues before final closeout.

The finished deck is the envy of the neighborhood — a 5-star experience all the way.
Not necessarily. The Town describes circumstances when a survey site plan is required, including certain setback, resource-conservation, impervious-surface and grading conditions. We confirm what your property needs.
Can a wooded or sloped Chapel Hill lot change my deck plan?
Yes. Elevation, drainage, trees and the property’s site constraints affect the layout, supports, access stairs and permitting documents.
What if my Chapel Hill address is outside town jurisdiction?
The mailing address alone does not establish permit authority. We check the parcel and coordinate with the correct town or county before applying.
Does Elite Xteriors handle Chapel Hill deck permits?
Yes. We assess applicable jurisdiction, coordinate plan documents and submission, respond to review comments and help schedule required inspections.
What types of decks do you build in Chapel Hill?
We build new wood, composite and PVC decks and offer complete deck replacement or resurfacing when the existing framing is suitable.
Can my old deck be resurfaced instead of rebuilt?
Sometimes. We evaluate the structural condition of the existing framing before determining whether it can be retained; a full rebuild may be safer or better suited to a new design.
Which decking material is easiest to maintain?
Many homeowners prefer composite or PVC for reduced routine upkeep compared with stained wood, although all outdoor surfaces still require cleaning and product-specific care.
Do Chapel Hill neighborhood HOAs approve deck changes?
Some neighborhoods require architectural approval for a new deck, replacement or material/color changes. We can provide plans and product details to assist with an HOA submission.
How much does a deck cost in Chapel Hill?
It depends on dimensions, deck elevation, materials, railings, stairs, removal of an existing deck, site access and permit requirements. We prepare a customized estimate.
How long does a deck take to build in Chapel Hill?
Construction and total project schedules depend on the scope, weather, product lead times, permit review and inspections. We outline expected milestones before work begins.
Can you build new deck stairs and railings?
Yes. We discuss stair access, railing appearance, safety requirements and layout during the design process.
Which Chapel Hill areas do you serve?
We serve homeowners across Chapel Hill and nearby areas, including Southern Village, Meadowmont, established neighborhoods near downtown Chapel Hill, and nearby communities (jurisdiction verified by address). We confirm project availability and permitting jurisdiction by address.
